What to Expect During the Home Buying Process

You’ve gotten pre-qualified and taken steps to strengthen your credit—now comes the exciting part: buying your home! Whether you’re a first-time buyer or simply need a refresher, here’s a simple breakdown of what to expect from start to finish.

1. Partner with the Right Realtor

The right real estate agent can make all the difference. They’ll listen to your goals, explain the market, and act as your advocate every step of the way—from showings to negotiations. A seasoned agent understands how to help you win in competitive markets and avoid common pitfalls.

2. Begin the House Hunt

Once you know your price range, it’s time to explore. Think about location, layout, schools, commute times, and resale potential. Make a list of must-haves vs. nice-to-haves so you can stay focused. Touring homes is exciting, but staying clear on your goals keeps things productive.

3. Submit an Offer

When you find “the one,” your agent will guide you through writing a strong, competitive offer. This includes not only the price, but contingencies such as inspection, appraisal, or financing. Depending on the market, you may be in a multiple-offer situation—your agent’s strategy is key here.

4. Schedule an Inspection and Appraisal

Once your offer is accepted, you’ll schedule a home inspection to assess the property’s condition. This is your chance to identify repairs or negotiate further. Meanwhile, your lender will order an appraisal to ensure the home is worth the purchase price.

5. Finalize the Loan and Prepare for Closing
